1.  Where in South East Queensland does Integrity Rental Management currently manage properties?

We cover the areas from Oxenford in the South, Ipswich in the West and to Morayfield in the North. Currently, we focus in managing 12 suburbs particularly in North Lakes, Mango Hill, Murrumba Downs, Griffin, Rothwell, Narangba, Dakabin, Kurwongbah, Newport, Deception Bay, Burpengary and Kallangur. Our General Manager is responsible to catering the needs of our landlords and our Property Manager is assigned to handle all enquiries from our Tenants. We believe that, as a customer service-focused property management company, we have to provide prompt correspondence and quick action to all our client’s concerns.

2. Do Integrity Rental Management Property Managers own property themselves?

Yes. This is one of our qualifications when hiring Property Managers who will manage your property. Our Property Managers have extensive background on this kind of service, so we are confident that all areas in property management will be properly executed and we will be able to attain our goal of adding significant value to your investments.

3. How does Integrity Rental Management find better quality tenants faster?

One of the best features of our services is a wider network for tenants. Even prior to listing your property, we already have short-listed tenants who have undergone a  screening process such as a thorough background and credit history checking. We assign a Property Manager who will source good quality tenants who are looking for good homes. By doing this, we will be able to attain our goal of ensuring a short period vacancy for your property.

4. Will your professional management fees cost me any more than other Property Managers?

Our fees are fair and reasonable with the competency and professionalism of our Property Managers. We believe that, if you are looking after the people who are looking after your property, in return they will look after your property to the highest of standards.

5. How do I change over to Integrity Rental Management as my new Property Manager?

Changing of a Property Manager is fast and easy. It is your right to change your Property Manager if you are not happy and satisfied with your existing Property Manager. Please contact our office for further advice on the procedures in changing over to Integrity Rental Management.

6. What is an Entry Condition Report with photos and its importance in property management?

An Entry Condition report is a report that describes the condition of your rented home. The Entry Condition report is completed at the beginning of the tenancy. This is important in establishing a solid benchmark for the condition of your property especially those areas that are more difficult to describe effectively such as the state of the garden and outdoor areas.

7. How often do you disburse rent money?

At Integrity Rental Management, we do two disbursements per month: on the 1st and the 16th of each month.

8. How many properties are managed under each Property Manager?

At Integrity Rental Management, we adapt the standard ratio of 1:100 Property Managers to the number of properties.  This is to ensure that we attain our goal to give prompt feedback and immediate action to whatever problems that may arise either from a landlord or a tenant.

9. How do you handle rent arrears?

Our Property Managers have zero tolerance in rent arrears and any bad tenant behaviour but still ensuring tenants are happy. However, if in the event it arises, our team assures that the guidelines in arrears management policy such as sending out appropriate notices and follow up will be strictly implemented to reduce potential financial loss.

10. What is the average years of experience of your Property Managers?

To be a Property Manager at Integrity Rental Management, one must first own a property themselves so that they will treat your property as their own, giving the attention and care your property deserves. In addition, our General Manager has been in the industry for over 15 years, so she is experienced in the day-to-day running of being an effective Property Manager.
